વૈશ્નવદેવી સકૅલ થી ડિવાઈન ચાઈલ્ડ સ્કૂલ સકૅલ તરફ જતા એક અંન્ડર બિ્જ આવે છે. તમે આ અંન્ડર બિ્જ ની બન્ને બાજુ ની પાળી પર લાઈનબંધ મૂકેલા પક્ષીઓ માટે ના પાણી ના કૂંડા તથા ચણ હંમેશા વહેલી સવારે જોઈ શકશો. વહેલી સવારના મારા નિત્યક્રમ મુજબના સાઈકલીંગ સેશન્સ દરમિયાન હું હંમેશાં વિચારતો જ્યારે પક્ષીઓ ને જોતો કે આટલી સરસ રીતે તેમના માટે વ્યવસ્થા કોણ કરતું હશે! કૂતુહલતાવશ એક દિવસ થોડો વધુ જલ્દી નિત્યક્રમ શરૂ કરતાં જાણવા મળ્યું કે એક ભાઈ રીક્ષામાં આવી કેરબામા પાણી લાવી રોડની બન્ને તરફ આટલી સરસ વ્યવસ્થા કરે છે. આ જ અંન્ડરબ્રીજમા પરત ફરતી વખતે બીજું એક સરસ દૃશ્ય જોવા મળ્યું. બીજા એક ભાઈ તેમના નિત્યક્રમ મુજબ નીયત કરેલી જગ્યાએ તેમની સ્ટાફ બસ થોભાવી શ્વાન માટે બિસ્કિટ મુકે, અને બન્ને શ્વાન આતુરતાપૂવૅક એ ક્ષણ ની રાહ જોતા હોય. થોડે આગળ જાવ એટલે છેડે એક નાનકડું મંદિર આવેલું છે. એ મંદિર થી આગળના રસ્તામાં કાકા-કાકી હંમેશાં કિડીયારુ પૂરતા નજરે ચડે.  આ બધુ જ ખરેખર અદભૂત...

There is one small underbridge on way to divine school circle from vaishnodevi circle in ahmedabad. You will find nicely arranged earthen pots alongside side wall of this underbridge as source of drinking water for birds. During my early morning cycling sessions, I used to think how amazingly it's being arranged by someone. In same underbridge, you will find another good soul stopping from staff bus and feeding dogs. There's one small temple at the end of this bridge, and you will regularly find a couple (uncle-aunty) feeding ants. How amazing are these scenes!

ચાલો, ભારતના સૌપ્રથમ ખાનગી અભયારણ્યમાં લટાર મારવા

• અનિલ મલ્હોત્રા અને પામેલાએ પોતાની અમેરિકાની પ્રોપર્ટી વેચીને અઢી દાયકાની મહેનતથી આ અભયારણ્ય વિકસાવ્યું છે.
• એક સમયે રસાયણોથી ભરેલી આ નદીનું પાણી આજે ખોબો ભરીને પી શકાય એટલું શુદ્ધ અને મીઠું છે.

ન્યૂ જર્સીઃ કપાઈ રહેલાં જંગલો અને દમ તોડી રહેલી વન્ય સંપદાની વચ્ચે હૈયે ટાઢક થાય તેવું ઉદાહરણ છે ‘સાઈ સેન્ચુરી.’ તે ભારતનું સૌપ્રથમ ખાનગી અભયારણ્ય છે. એક દંપતીએ એકલે હાથે વેરાન જમીન પર વૃંદાવન ઊભું કરી બતાવ્યું છે.

૭૫ વર્ષના પતિ અને ૬૪ વર્ષની પત્નીને તમે કાં તો પૌત્રો-પૌત્રાદિઓને રમાડતાં કલ્પો અથવા તો મંદિરના ઓટલે બેસીને પ્રભુસ્મરણ કરતાં કલ્પી શકો. પરંતુ અનિલ મલ્હોત્રા અને એમનાં પત્ની પામેલા તદ્દન નોખી માટીનાં માનવીઓ છે. સાઠના દાયકામાં અમેરિકાના ન્યુ જર્સીમાં અનિલ મલ્હોત્રા ત્યાંની અમેરિકન કુડી પામેલાના પ્રેમમાં પડ્યા અને બંનેએ પ્રભુતામાં પગલાં પાડ્યાં. હનીમૂન કરવા તેઓ હવાઈ ટાપુઓ પર ગયાં. ત્યાંનાં નૈસર્ગિક સૌંદર્યના મોહમાં એવા અટવાયાં કે ત્યાં જ રહી પડવાનું નક્કી કરી લીધું. એમણે ખરેખર ત્યાં પોતાની પ્રોપર્ટી પણ ખરીદી. ત્યાં હવાઈમાં તેમને સમજાયું કે ગ્લોબલ વૉર્મિંગ અને ક્લાઇમેટ ચેન્જનાં ડાકલાં સામે લડવું હશે તો વન્યસૃષ્ટિને પુનઃજીવિત કર્યા વિના બીજો કોઈ વિકલ્પ જ નથી.

ઈ.સ. ૧૯૮૬માં અનિલભાઈ-પામેલાભાભીને હરિદ્વાર આવવું પડ્યું. કારણ કે અનિલભાઈના પિતાનું અવસાન થયેલું. ત્યાં પ્રદૂષણનો કાળો આલમ જોઇને બંને ફફડી ઊઠ્યાં. જંગલો આડેધડ કપાઈ રહ્યાં હતાં. ટિમ્બર માફિયાએ કેર વર્તાવવામાં કશું જ બાકી નહોતું રાખ્યું. ગંગા નદી પણ હદ બહારની પ્રદૂષિત થઈ ચૂકી હતી. સૌથી વધુ દુઃખની વાત તો એ હતી કે કોઈને કશી પડી જ ન હોતી. એ વખતે આ દંપતીને થયું કે ભારતનાં બરબાદ થઈ રહેલાં જંગલોને બચાવવા માટે કશુંક કરવું જોઇએ. મનમાં ઊંડે ઊંડે એવો વિચાર જન્મ્યો કે આપણે જ જમીન ખરીદીને તેનાં પર મોટી સંખ્યામાં વૃક્ષો ઉગાડવાં જોઇએ. પરંતુ ઇન્વેસ્ટમેન્ટ માટે પ્રોપર્ટી ખરીદવી અને જંગલ ઊભું કરવા માટે જમીન ખરીદવી એ બંનેમાં જંગલ અને રણ જેવો પ્રચંડ તફાવત છે.

શરૂઆતમાં એમણે ઉત્તર ભારતમાં જ તપાસ કરી. પરંતુ જ્યાં પોતાનું આગવું કહી શકાય તેવા વનને લાયક એમને એકેય ઠેકાણે જમીન મળી જ નહીં. ઉત્તર ભારતથી નિરાશ થયા બાદ એમણે દક્ષિણ ભારત તરફ નજર દોડાવી. ૧૯૯૧ના અરસામાં એમના એક મિત્રે કહ્યું કે કર્ણાટકના કોડાગુ જિલ્લામાં પશ્ચિમ ઘાટમાં આવેલી બ્રહ્માગિરીની પર્વતમાળામાં લગભગ 55 એકર જમીન ખાલી પડી છે. એમણે જઇને જોયું તો એ જમીન સાવ ખરાબાની જમીનમાં કન્વર્ટ થઈ ચૂકી હતી. એક્ચ્યુઅલી, એ જમીનના માલિકને ત્યાં કૉફી કે એવું કંઇક રોકડિયા પાક જેવું ઉગાડવાની ઇચ્છા હતી. પરંતુ જમીનની હાલત એવી ખરાબ હતી કે ત્યાં કશું જ ઊગી શકે તેમ નહોતું. મિત્રોએ પણ એમને ચેતવ્યા કે આ જમીનમાં પૈસા ખર્ચવા એટલે સોનાની લગડી દરિયામાં ફેંકી દેવા જેવી વાત થઈ. ત્યાં કશું જ ઊગશે નહીં અને રોકેલા પૈસાનું રિટર્ન પણ નહીં મળે. પરંતુ દૂન સ્કૂલમાં ભણીને અમેરિકામાં રેસ્ટોરાં તથા રિયલ એસ્ટેટમાં બે પાંદડે થયેલા અનિલ મલ્હોત્રાને પોતાના નિર્ણય પર પૂરો વિશ્વાસ હતો. ખરાબાની ગણાતી એ જમીન જોઇને જ એમને લાગ્યું કે વર્ષોથી તેઓ અને પામેલા જે સપનું જોઈ રહ્યાં હતાં, તે અહીં જ સાકાર થશે. એમણે હવાઈમાં રહેલી પોતાની પ્રોપર્ટી વેચીને કર્ણાટકની એ જમીન ખરીદી લીધી.

એ જમીન પર એમણે તે વિસ્તારનાં જ હોય તેવાં વૃક્ષો વાવવાનું શરૂ કરી દીધું. સારા એવા ભાગને એમ જ ખુલ્લો રહેવા દીધો. જેથી ત્યાંના વાતાવરણને અનુરૂપ કુદરત જાતે જ પોતાને માફક આવે તેવી વનસ્પતિ ઉગાડી લે. એમણે જ્યાં પ્રોપર્ટી ખરીદી હતી, ત્યાં નજીકમાંથી જ એક નદી પસાર થતી હતી. થોડા સમયમાં જ એમને સમજાયું કે નદીની સામેના છેડે ખેતરો આવેલાં છે, જેમાં વધુ ને વધુ પાક લેવા માટે ખેડૂતો જંતુનાશક દવાઓ નાખતા રહેતા હતા. જ્યાં સુધી સામેના છેડેથી જમીન અને પાણીમાં ભળતાં હાનિકારક રસાયણો બંધ નહીં થાય ત્યાં સુધી એમની જમીનમાં પણ કશા રસકસ આવશે નહીં. એટલે એમણે નદીના સામેના છેડેની જમીનો ખરીદવાનું પણ શરૂ કરી દીધું. જ્યારે પણ કોઈ ખેડૂત પોતાની વાંઝણી થઈ રહેલી જમીનથી નાસીપાસ થાય અને તેને વેચવા કાઢે ત્યારે અનિલ મલ્હોત્રા એમની પાસે પહોંચી જાય. એમને સારા એવા દામ આપીને તે જમીન ખરીદી લે. એમાં ખેડૂતોને પોતાની નકામી ગણાતી જમીનના પણ સારા દામ મળતા હતા એટલે એમને પણ આનંદ જ હતો. જોકે એ કામ સહેલું નહોતું. ખેડૂતો પાસે પોતાની જમીનના દસ્તાવેજો નહોતા, વધુ ને વધુ ખાતર-જંતુનાશકો-બિયારણ ખરીદવા માટે એમણે પૈસા લઈ રાખેલા, જેનાં દેવાં એમની માથે બોલતાં હતાં. પરંતુ અનિલભાઇએ ભારે ધીરજપૂર્વક પોતાનું કામ ચાલુ રાખ્યું. આખરે નદીની બંને તરફ થઇને ખાસ્સી ૩૦૦ એકર જેટલી જમીન એમણે સંપાદિત કરી લીધી.

અનિલ અને પામેલાનાં ત્રિવિધ ધ્યેય હતાં. એક તો તે ખરાબાની જમીન પર ગાઢ જંગલ ઊભું કરવું, તે વિસ્તારમાં પાણીના સ્રોતને શુદ્ધ કરવા અને નવા પાણીની આવક વધારવી તથા વન્ય પ્રાણીઓનું પણ સંવર્ધન કરવું. જમીનને ખલેલ પહોંચતી બંધ થઈ એટલે ધીમે ધીમે એમની મહેનતનું ફળ મળવું શરૂ થયું. આજે એમના આ અભયારણ્યમાં આંટો મારવા નીકળીએ તો સપનેય ખ્યાલ ન આવે કે માંડ અઢી દાયકા પહેલાં આ જમીન સાવ મરવા પડી હતી અને આ ઘટાટોપ જંગલ કોઈ માણસે ઊભું કર્યું હશે. આજે એમનું આ માનવનિર્મિત જંગલ એક અભયારણ્યનું સ્વરૂપ લઈ ચૂક્યું છે. તેનું રજિસ્ટર્ડ નામ જ ‘સેવ એનિમલ્સ ઇનિશિએટિવ (SAI) સેંચુરી’ છે. એમના આ અભયારણ્યમાં ત્રણસોથી પણ વધુ પ્રજાતિનાં પક્ષીઓ વસવાટ કરે છે. રૉયલ બેંગાલ ટાઇગર અને દીપડાથી લઇને અહીં હાથીઓ, જાતભાતનાં હરણ, શિયાળ, વાંદરાં, ઇન્ડિયન વાઇલ્ડ ડૉગ, ઇન્ડિયન કિંગ કોબ્રા, માલાબાર સ્ક્વિરલ જેવાં અનેક પ્રાણીઓ પણ વસે છે.

એક જમાનામાં રાસાયણિક પ્રદૂષણથી ખદબદતી અહીંની નદીનું પાણી હવે એટલું ચોખ્ખું છે કે તેમાંથી સીધું જ ખોબો ભરીને પી શકાય છે. અહીંની ૧૦-૧૨ એકર જમીનમાં આ દંપતીએ ઑર્ગેનિક ખેતી પણ શરૂ કરી દીધી છે. તેમાં તેઓ કૉફી, એલચી, ચોખા, કેળાં, શાકભાજી, વાંસ વગેરે ઉગાડે છે. ઇવન અહીં ઊગેલાં સંખ્યાબંધ વૃક્ષો એવાં છે જેનો ઔષધિ તરીકે પણ ઉપયોગ કરી શકાય છે. આ મલ્હોત્રા દંપતીનો ધ્યેય એક જ છે કે કુદરતની વચ્ચે રહેવું, પરંતુ કુદરતને જરાય ખલેલ પહોંચાડ્યા વિના.અહીં પણ પ્રાણીઓનો શિકાર કરતા લોકોનો ત્રાસ છે. એટલા માટે જ તેમણે જંગલ ખાતાના અધિકારીઓ સાથે વાત કરીને ઠેકઠેકાણે કેમેરા મુકાવ્યા છે. અહીં એક મંદિરના પુજારીને એક વાઘે ફાડી ખાધેલો, એટલે લોકો તે વાઘને મારી નાખવા તૈયાર થયેલા. પરંતુ આ મલ્હોત્રા દંપતીએ લોકોને સમજાવીને સલામત ઠેકાણે નવું મંદિર બંધાવી આપ્યું અને લોકો પાસેથી વચન પણ લીધું કે તેઓ ક્યારેય કોઈ પ્રાણીનો શિકાર નહીં કરે. તેમ છતાં ઘણી વાર તેમણે જાતે જ ઘૂસી આવતા શિકારીઓની સામે ઊતરવાનું થાય છે. પરંતુ એમનો આ વિસ્તાર એટલો બધો વિશાળ થઈ ગયો છે કે શિકારીઓનું ધ્યાન રાખવાનું અત્યંત કપરું થઈ પડે છે. એટલે જ એમણે આસપાસનાં ગામોના લોકો, શાળાઓ વગેરેમાં જઈ જઈને જાગૃતિ ફેલાવવાનું શરૂ કરી દીધું છે.

બીજી એક રસપ્રદ વાત એ છે કે આ દંપતીએ કોઇપણ જાતની સરકારી મદદ લીધી નથી. તેમણે નદીમાં ત્રણ માઇક્રો હાઇડ્રોજનરેટર ફિટ કરાવ્યાં છે, પવનચક્કીઓ નાખી છે અને સોલર પૅનલો પણ જડી છે. એમને જોઇતી તમામ વીજળી તેઓ જાતે જ પેદા કરી લે છે. એમણે સરકારી વીજ કનેક્શન સુધ્ધાં લીધું નથી અને એમને ત્યાં એક પણ વીજ મીટર નથી. વર્ષેદહાડે તેઓને વીજળીના બિલ પેટે એક રૂપિયોય ચૂકવવો પડતો નથી.આ દંપતીએ હવે વિવિધ કંપનીઓને વિનંતી કરવા માંડી છે કે તેઓ પોતાની ‘કૉર્પોરેટ સોશ્યલ રિસ્પોન્સિબિલિટી’ના ભાગરૂપે આ અભયારણ્યની આસપાસની જમીનો ખરીદે અને પર્યાવરણની જાળવણીમાં મદદ કરે. એમની સંસ્થાને અત્યારે NGOનું સ્ટેટસ મળી ચૂક્યું છે, જેમાં મળતી સહાય ટેક્સ ફ્રી હોય છે. બે વર્ષ પહેલાં એમને ‘વાઇલ્ડલાઇફ એન્ડ ટુરિઝમ ઇનિશિએટિવ ઑફ ધ યર અવૉર્ડ-2014’ પુરસ્કાર પણ મળી ચૂક્યો છે. હૈયું થંભાવી દે તેવા પહાડોથી ઘેરાયેલા આ અભયારણ્યની મુલાકાત લેવાનું આપણને સહેજે મન થઈ જાય. પરંતુ અનિલ મલ્હોત્રા સ્પષ્ટ શબ્દોમાં કહી દે છે કે આ કોઈ પિકનિક સ્પોટ કે ટુરિસ્ટ ડેસ્ટિનેશન નથી. પણ હા, જો તમને ખરેખર પ્રકૃતિ સાથે પ્રેમ હોય અને વન્યસૃષ્ટિ વિશે કે એમના આ અભયારણ્ય વિશે જાણવામાં રસ હોય તો તમારું ત્યાં સ્વાગત છે.

Dear Mr Upadhyay,

I am a shareholder (attached is copy of share certificate) of Sursuta Co.Operative Housing Society Limited Vibhag-7 and resident of unit no.102 of A2 block at Adani Pratham, Tragad road, Ahmedabad 382481.

This is to bring to your notice that management committee of Sursuta Co.Operative Housing Society Limited Vibhag-7 have deliberately not submitted audited financials of society account since Mar'15 (Date from when possession of unit was offered by developer and accepted by members as per deed of allotment). This matter was discussed several times by members during previous annual general meetings. But neither developer nor chairman/secretary could disclose audited income-expenditure account of society account to it's members.

Members of this society paid  advance two years common area maintenance along with interest free security deposit at the time of possession. The said period for developer to maintain society was two years from possession as per agreement. Unfortunately developer could not hand over society management after said period was over as responsible members of society refused to accept management in absence of audited financials of past years. Developer continued society management till 31/12/18 and enforced handover with limited acceptance of gathered committee members. Questions were already raised by members regarding account details as developer almost doubled common area maintenance charges [Rs1.5 per Sqft per month] in past two years continuing with substandard society management service and limited amenities.

Some of society members including me, were strongly in favor of escalating case to your office instead of accepting incomplete handover of society management as developer continued to refuse submission of audited society account. Finally developer continued with limited acceptance and appointed new secretary, chairman and treasurer from Jan'19.

Newly appointed management committee intended to collect festival charges above common area maintenance (copy of demand letter attached for reference), which was again strongly opposed in absence of income-expenditure disclosure of previous years from their end. It was advised by members that festival charges can not be part of invoice for common area maintenance and can only be voluntarily collected from members who wish to celebrate. Also security deposit balance of members should be reflected in invoice.

After several reminders, secretary and chairman of Sursuta Co.Operative Housing Society Limited Vibhag-7 remained unattentive about the subject. I urge you to intervene in this matter and support resolution as per legal provisions. #RERA#AdaniRealty#SocietyManagement

Yesterday so many grown trees were cut inside my society (Adani Pratham) with someone's direction. So many nests might have been destroyed during that activity. Current society management is functional with Adani group's direction. Adani group is well known for their anti environmental image world wide (https://www.stopadani.com/). I reported about this activity to Ahmedabad Municipal Corporation. It takes years for trees to grow.

Unless builders and society management be responsible, it would be difficult to protect green cover.#SaveEnvironment
